Property Management
- Management reports

- Assist board in seeking legal representation*
- Prepare welcome letters to all new homeowners*
- Prepare resale packages for any homeowner moving from community*
Accounting Management*
- Create & explain monthly & year-end financial statements
- Bill all homeowner’s ledgers for association fees
- Process and pay association’s monthly invoices
- Prepare draft operating & capital budgets for boards
- Bank statement reconciliation on monthly basis
- Assist board in seeking auditor for tax returns and/or audit
- Maintain all financial records for Association
- Maintain Association master list of homeowners & records
- Prepare in-house delinquent reports and letters for board on accounts before being sent to attorney
- Collect all information necessary on accounts to be turned over to attorney and do so within the time frame of the Collection Procedure
- Have Collection Procedure prepared by attorney “free of charge”
- Have Collection Procedure updated & mailed to all homeowners every 3 years
- Communicate with homeowners regarding the billing procedure and balance on their account
- Attend court for delinquent accounts when necessary
